
Every landlord in England, Scotland and Wales must have all gas appliances in their rental property inspected annually by a Gas Safe registered engineer. We make it straightforward, fully documented and hassle-free.
Under the Gas Safety (Installation and Use) Regulations 1998, every private landlord in England, Scotland and Wales is legally required to have all gas appliances, pipework and flues in their rental property checked annually by a Gas Safe registered engineer. This applies whether you're renting out one flat or a hundred properties.



You must arrange an annual gas safety check for every gas appliance and flue in your rental property. On completion, your engineer issues a Gas Safety Record (CP12), which you must give to existing tenants within 28 days and to new tenants before they move in. Provided your tenant has given permission in writing for us to enter, we're happy to arrange the inspection using keys held by you or your letting agent — meaning neither you nor your tenant needs to be present. This makes scheduling much simpler for managed properties and portfolios. Just let us know when booking and we'll confirm the arrangement with you.
